Everything, before you book.

No surprises, no fine print buried three clicks deep. If something here isn't clear, ask us.

Why you're booking here and not on Airbnb.

It's a fair question, and we get it often. Booking direct means you're dealing with the owner, not a platform. When you have a question about the house, the beach or where to eat, you're asking the person who actually owns it and knows the answer. It also means no platform service fee on top of your stay, and a booking confirmed to you directly. Your payment is processed securely and your reservation is confirmed in writing before your card is charged in full. You'll have our direct contact details from the moment you book, and you can reach us the whole way through your stay. [Laura to confirm: whether you also list on Airbnb or VRBO, and what you'd like said here about that.]

The essentials

Booking & Payment

How it works

[Laura to add: deposit or payment schedule, when the balance is due, accepted payment methods, and your cancellation policy in plain language. This is the single most-read block on a page like this — worth writing carefully.]

Arrival & Departure

Getting in and out

[Laura to add: check-in and check-out times, how guests get in (keypad, lockbox, met in person), parking — the driveway holds four cars — and whether early arrival or late departure is possible.]

Who's Coming

Occupancy and groups

The house sleeps up to 10 across five bedrooms and three bathrooms. [Laura to add: maximum occupancy including any day guests, minimum age to book, whether events or gatherings beyond the booked party are allowed, and your minimum stay.]

A short list, and the reasons behind it.

This is a home, not a hotel, and it sits on a quiet road in a small community. Almost everything below exists to keep it that way. [Laura to add your rules here. The ones most guests look for:] Smoking — [indoor and outdoor policy] Pets — [allowed or not, and any fee] Quiet hours — [times, and a note about neighbors] Events and parties — [policy] Hot tub — [rules, children, cover, and when it's serviced] Fire pit — [safe use and what to do with it afterward] Beach — [anything guests should know about access, tides or wildlife, including horseshoe crabs] Trash and recycling — [collection day and where bins go]
